Whether you are building a custom home or buying a new home, it is important for you to know exactly what standard materials and features builders are putting into its construction.  As a true custom builder of luxury homes, Santini Homes not only offers you endless options on the design, but we include this list of features that further enhance the beauty of our homes at no additional cost to the buyer.  All of the features below are included in EVERY home we build.  This list has been put together based upon listening to our customers' wants and needs as well our experiences of over 30 years of building custom homes.  We are confident that you won't find another home builder that includes this many features in their standard home package.

Framing Features:

  • All kiln-dried Douglas Fir structural wood framing.  All joists and studs are set at 16" on center.
  • All 2x6 exterior and 2x4 interior wall construction.
  • All Douglas Fir 5-ply CDX wall and roof sheathing.
  • Subflooring is all exterior grade tongue and groove Douglas Fir plywood that is glued and screwed for additional stability.

Interior Features:

  

   Trim Package

  • 3 1/2" finger joint pine Windsor casings.
  • 5 1/4" finger joint pine baseboards with 3/4" oak shoe nosing in hardwood floor areas.
  • 6 3/4" MDF crown molding in living room, dining room and family room.
  • 3 1/2" MDF chair rail in dining room.
  • Smooth six-panel solid core wood molded doors.

  

   Kitchen Features:

  • Cherry cabinetry with slide-out shelving, crown molding, and 42" high wall cabinets..
  • 1-1/4" thick mid-range granite countertops with approx. 30 choices of granite.
  • Tile backsplash throughout the kitchen.
  • Center island with breakfast bar overhang.
  • All stainless steel GE appliances including 2 ovens (one convection) and full kitchen package.
  • Stainless steel undermount sink with double bowl with stainless steel faucet.

  

   Flooring Features

  • 2 1/4" wide, oak hardwood flooring throughout the 1st floor and 2nd floor hallway.
  • Tile in mud rooms, all bathrooms, and sunrooms if applicable.
  • Carpeting in all bedrooms and bonus room.

   Other Interior Features

  • Master Bedroom with tray or cathedral ceiling, paddle fan, walk-in closet(s).
  • Master Bath with whirlpool tub, nickel finish faucets, tiled shower with glass door, private commode room, and cherry vanities with dual sinks.
  • 2nd floor laundry room with washer pan drained to the basement, folding counter, and wall-mount sink.
  • All bathroom and laundry room walls and floors, along with the basement ceiling have R11 insulation used for a sound barrier.
  • Cultured marble countertops in all full bathrooms.
  • Abundant light fixture package included or you can choose your own lighting with a $3,200-$4,500 fixture allowance.
  • White double-hung Andersen 200 Series windows with tilt-out bottom and top, grilles between the glass, screens, drip edge, and low-E glass.
  • Basement walls with 10-year waterproofing warranty.
  • 4" PVC drains for the inside and outside of foundation wall footings.
  • Full roughed-in bathroom in basement and prepped for future finishing.
  • Full walk-out with glass doors, or walk-out door leading to hatchway in basement.  *Required by code for current or future plans to finish the basement.

Electrical/Utility Features:

  • All public utilities including water, sewer, and natural gas.
  • Electrical design includes an excess of required outlets.
  • 200 amp circuit breaker panel with 100 amp sub-panel for ease of future additions such as finished basement, pool, etc.
  • 6-8 phone and cable lines, using Cat-5 wiring for phone lines.
  • Approximately 15-25 recessed lights per house (these are included in the home package and are not part of your $3,200-$4,500 fixture allowance).  
  • Central air conditioning with supplies and returns in all bedrooms.
  • Base board gas heating using a 90% efficient gas fired boiler, stainless steel water heater and 4-5 heat zones.  Lifetime material warranty for water heater.
  • Finish central vaccuum including attachments with approximately 5-7 inlets.
  • Finish security system.
 

Exterior Features:

  • Spacious 3-car garage with 11' ceilings, 3 electrical outlets, garage door openers with rubber belts to minimize noise, and keypad entry from the outside.
  • 30-40 year GAF architectural roof shingles.
  • All CertainTeed composite decking and railings with 10-year material warranty.
  • R19 insulation for all exterior walls and R38 insulation for attic.
  • Professional Colonial pavers walkway from driveway to front steps and 2 post lights with sensors along the driveway.
  • Finish landscaping for the front of the house including mulch bedding, plants, shrubs, and trees.
